Custom joinery in Nicosia is quoted per linear metre of finished run, with a sprayed finish assumed, and the published district range is wide because that single unit hides almost everything driving the cost. A metre of plain full-height wardrobe with hanging rails, and a metre of the same wardrobe wrapped round a boxed-in column with soft-close drawers, internal lighting and a handleless door, are the same metre on paper and nothing alike at the bench.
Local market summary
Nicosia is inland, and almost everything here is made and fitted by workshops that also work here. The person who measures your alcove is usually attached to the bench where the carcase gets built, so problems get solved in one conversation rather than three. The trade-off is capacity: a workshop that has just taken a large office contract can be weeks out before it starts your bedroom.
Three kinds of supplier answer enquiries in the district, and they are not competing on the same thing.
Workshops that build from your drawing
You or your designer supply dimensioned drawings, a materials schedule and a hardware specification, and the workshop prices exactly that. This is the only arrangement in which two quotes are genuinely comparable, because every variable is fixed before anyone puts a number on it.
Design-and-build joiners
They survey, propose, build and fit. The design work is real but usually invisible in the price, which makes the total look competitive and makes it hard to tender elsewhere. Ask whether the drawings are yours to keep.
Suppliers assembling imported systems
Cabinetry arrives as a manufacturer's carcase range and is adapted on site with fillers and end panels. Fast and consistent, but dimensioned around one system's module sizes and hinge geometry, which is why it cannot be priced against a workshop building to your opening.

What it costs here
Those figures are read from our records at page load rather than written into the text, so they do not go stale. What the range cannot tell you is which way each variable moves your own quote.
Carcase material and door finish. Melamine-faced board, sprayed MDF, veneer and solid timber are four prices for an identical elevation, and the finish is often the larger part of the difference. A sprayed finish is labour in the booth: preparation, coats, flatting between them, and drying time nobody can compress.
Hardware. Runners, hinges, lift-up mechanisms and handleless profiles are a substantial share of a fitted run, and the easiest line to substitute downwards after the quote is accepted. Ask for the brand and the model, not "soft-close throughout".
Height, depth and the awkward metre. A run to the ceiling costs more per metre than a run to two metres. The corner, the sloped soffit, the boxed pipe and the return around a door are where the hours go, and a quote priced purely on total length has averaged them.
Fitting conditions. Little in an older Nicosia flat is square. Scribing to a wavy wall, packing a floor that falls across the run and making good afterwards is skilled time. A workshop that surveyed properly has priced it; one that quoted from your measurements over the phone has not.
Local conditions that change the job
The capital's inland position gives it the widest temperature range on the island, and joinery feels that more than most trades. Solid timber and veneered board take up and give off moisture as the air moves between a dry summer and a damp winter, so panels shift, doors that closed perfectly in August can bind in January, and a mitre can open. The defences are worth insisting on: let the material acclimatise in the room before final fitting and scribing, avoid unbroken wide solid panels where a framed construction will do, and seal backs and edges as well as faces. A workshop that offers a revisit to re-set hinges once the piece has lived through a summer has seen this before.
What Nicosia does not have is salt in the air. The marine-grade ironmongery that is standard practice on the coast buys nothing here, so spend the difference on runners, hinge quality and a finish that will take daily use.
The other local constant is the building stock. Large parts of the district, Strovolos in particular, are apartment blocks built between the 1970s and the 1990s, where renovation is dominated by rewiring and replumbing. Ceiling heights vary within the same flat, so a full-height run needs measuring at both ends. Concrete frame with hollow block infill takes fixings differently from a solid wall. And there is usually old pipework or a redundant duct exactly where the wardrobe wants to go — a survey question rather than a fitting-day surprise.
Access needs settling in the same conversation. Ask the lift's internal dimensions and door width, the turns in the stairwell, and where a van can stand on your street. Site-assembled carcases forgive a tight stairwell; pre-assembled units do not. In the walled old town the constraint is the street itself, and delivery may need timing outside business hours.
Fitted furniture on its own does not require a building permit. The moment the work moves a wall, alters the building envelope or relocates drainage, the drawings need certification by a professional registered with ETEK. A joiner does not hold that registration and does not need to — but if the project has crept from a wardrobe into an opening between two rooms, settle it before the bench work starts. In a block, a common facade and shared services are not yours to alter unilaterally either.

Is custom joinery cheaper in Nicosia than on the coast?
The published district ranges differ, but the larger difference is specification. Inland work does not need the corrosion-resistant hardware routine on a seafront balcony. What you control is material, finish, hardware and how much of the run is awkward.
How long does a fitted wardrobe or a media wall take?
Expect a survey, a drawing approval, a build period in the workshop and a fitting visit, with spraying between the last two. The workshop's backlog usually matters more than the piece, so ask for the start date and the fitting date separately rather than for one lead time.
Should the workshop be based in Nicosia itself?
For fitted joinery, yes in practice. The maker measures the room, builds to those measurements and comes back if a door needs adjusting after the first season. A workshop inside the district absorbs those visits without charging travel.
