What kitchen design costs in Cyprus in 2026

Kitchen design in Cyprus is priced as three separate things. What sits in each, what moves the range, and how to compare quotes that look nothing alike.

A kitchen in Cyprus is three purchases wearing one price tag: the design, the cabinetry and worktop supply, and the fitting — including the electrical and plumbing first fix that a quote may or may not cover. Until you know which of the three a number refers to, you cannot compare it against anything.

The short answer

Most kitchen companies on the island fold the design into the supply order and describe it as free. It is not free. It is recovered in the unit price, which is a reasonable arrangement provided you know it is happening. An independent kitchen designer charges for the drawings separately and leaves you to buy the units wherever you like — which is worth doing when the room is difficult, and usually not worth doing when it is a straight run against one wall.

Settle which of those two routes you are on before you collect a single figure. It changes the meaning of every number that follows.

What drives the range

  1. Run length and layout, not floor area

    Kitchens are priced by the metre of run, not by the square metre of room. A large kitchen with one long wall of units can cost less than a small one with an island, because corners, returns and a second worktop template are where the money goes. Anyone quoting you a rate per square metre of floor is quoting the fitting, not the kitchen.

  2. Carcass board and hardware

    Ask what the boxes are made of and how thick, whether the units around the sink and dishwasher are moisture-resistant board, how the edges are banded, and whose hinges and drawer runners are fitted. Hardware brand and warranty length are the honest signal of where a quote sits, because they are the parts that fail first and the parts a cheap quote silently downgrades.

  3. Door finish, read against the local climate

    Foil-wrapped, sprayed, veneered, acrylic and solid timber are different products at different prices. Inland matters here: Nicosia has the widest temperature range on the island, and solid timber doors in an unconditioned flat move enough over a summer to throw alignment out. Engineered substrates with a good finish behave better in that setting, and cost less.

  4. Worktop material and how it is templated

    Laminate, engineered stone, granite and sintered surfaces sit at very different levels, and the fabrication detail moves the price as much as the slab does — cut-outs, drainer grooves, upstands, edge profile, and where the joins land. Cyprus has a well-established local stone fabrication trade, so templating happens on site after the cabinets are set. That is a second visit, and it belongs on the quote as its own line.

  5. Whether the services have to move

    This is the single biggest swing. Cypriot walls are blockwork and concrete, not stud partitions, so chasing new water, waste and power runs is slow, dusty and priced accordingly. In an apartment the waste stack position is fixed, which can quietly decide your whole layout. Moving the sink two metres is not a design decision. It is a construction decision with a construction price.

  6. Appliances and the supply they need

    An induction hob plus an oven draws more than the original circuit in an older flat was ever designed for, so a consumer unit upgrade or a new radial appears mid-project. Extraction is the other one: ducting through an external wall is a different job from a recirculating hood, and if the building will not allow a new external penetration, the specification changes.

Cost by district

The specification does not change much across the Republic. The logistics do, and that is what separates two quotes for the same kitchen.

Nicosia. Inland, with the widest temperature swing on the island, which pushes you towards stable door substrates. Strovolos and the surrounding suburbs hold a large stock of 1970s–1990s apartment blocks where rewiring and replumbing dominate any renovation — so a kitchen there is rarely just a kitchen. Budget for the electrical work to be found rather than quoted.

Limassol. Rapid high-rise development means a growing share of kitchens go into towers, and in a tower the building is priced as much as the kitchen. Service lift dimensions decide whether a worktop slab can go up at all, delivery windows are booked with the building management, and working hours are restricted. A fitting team that has worked in your block before will quote lower than one that has not, and they are right to.

Larnaca. More newer detached housing, particularly around Aradippou, where extensions and pool work outweigh structural renovation. Kitchens tend to be larger and delivery is at ground level, so more of the budget lands in specification rather than in getting the boxes through the door.

Paphos. Kato Paphos has direct coastal exposure and salt-laden air, and galvanised and marine-grade fixings are standard there for good reason. Hinges, runners and handles in a seafront kitchen corrode years earlier than the same parts inland, so the hardware line on a Paphos quote should not be the cheapest available. Up the hill in Peyia, steep access roads limit delivery vehicle size on many hillside plots, which means more trips, smaller vans and a longer carry.

Famagusta district. Paralimni, Protaras and Ayia Napa are dominated by seasonal accommodation, and refurbishment is concentrated in November to March. Holiday-let kitchens are replaced in that closed window, when fitting teams are fully booked and prices firm up. Ask in June and you are paying for a crew working around guests, or you are waiting until the season closes.

What is usually excluded

Less suitable when

Routinely outside the headline number: appliances; sink and tap; worktop templating and fitting where it is a separate trade; splashback and tiling; electrical and plumbing first fix and the certification that goes with it; removing and disposing of the old kitchen; making good and painting; ducting an extractor through an external wall; any gas work; delivery above ground floor and hoisting; storage if your site is not ready on the delivery date; and VAT.

Two are worth pressing on. Disposal is the one people forget — the old kitchen has to leave the building, which in a Limassol tower means the same booked lift slot in reverse. And first fix certification is the one that delays completion: the electrical work must be signed off by someone entitled to sign it, and discovering at the end that nobody in the chain will is a delay measured in weeks.

How to compare quotes

  1. Normalise to the same six lines

    Design, carcasses and doors, worktop, hardware, appliances, fitting. Ask every company to break their number into those six. A quote that arrives as one figure is not cheaper or dearer than the others — it is simply not comparable, and that is usually deliberate.

  2. Ask what happens when the survey finds the wall is not square

    In older Cypriot blocks it will not be. The answer you want names who absorbs the scribe and filler work and whether it changes the price. The answer you do not want is that it will be fine.

  3. Fix the revision allowance in writing

    How many rounds of drawing changes are included, and what a change costs once the order is placed with the factory. Cabinetry goes into production as a batch; after that point a layout change is a new order, not an amendment.

  4. Read the payment schedule as a risk document

    Deposits are normal on made-to-order joinery, but a schedule that front-loads almost everything before delivery moves all the risk to you. Tie the stages to events you can see: order placed, delivery to site, fitting complete, snagging signed off.

  5. Get the lead time and the slip clause together

    Locally made and imported cabinetry run to very different lead times, and imported orders land through the port with the delays that implies. Ask what happens if your builder is late and the kitchen arrives before the site is ready — storage is chargeable, and better agreed now than argued later.

Common questions

Is a free kitchen design service really free?

No, and it does not need to be. The design cost is inside the unit price, which is fine as long as you are comparing suppliers on the same basis. It stops being fine if you pay for a design, decide not to order the units, and discover the drawings are not yours to take elsewhere. Ask who owns the drawings before the first appointment.

Should I pay an independent designer as well as the supplier?

It earns its keep when the room fights you: an awkward stack position, a structural wall in the wrong place, a layout that has to serve a holiday let and an owner's stay. On a straightforward run in a newer property, a competent supplier's in-house designer will get you there.

How much deposit is normal?

There is no fixed figure, and treat anyone who states one as universal with care. What matters more is what the deposit buys: made-to-order carcassing has to be funded before it is built, so a deposit at order stage is reasonable. Full payment before anything is delivered is not.

Does the reduced VAT rate apply to my new kitchen?

It depends on the property, not on the kitchen. The reduced rate is tied to renovation of a private residence in use for at least three years, and even then it does not cover everything on the order. Get the rate shown per line on the quotation and confirm the position with the Tax Department.

How long does a kitchen take from first drawing to fitted?

Design and ordering is usually the shorter part; manufacture and delivery set the clock, and imported ranges are slower than locally made ones. The stage that overruns is almost always first fix, because it depends on the rest of the building being ready.

Is it cheaper to buy the kitchen abroad and ship it?

Sometimes on the units, rarely once everything is counted. Freight, port handling, duties where applicable, a fitter willing to work with someone else's components, and no local recourse if a door arrives damaged all sit against the saving.
