Kitchen designer options in Cyprus, compared
Four routes to a designed kitchen in Cyprus, what each one actually costs you, and which suits an old block, a hillside villa or a seasonal holiday let.

There are four realistic routes to a designed kitchen in Cyprus, and the one that suits you depends far less on your budget than on how much building work the kitchen sets off behind the units. If nothing moves, a showroom designer will serve you well. If the waste pipe has to travel, or the wall between kitchen and veranda is coming out, you are buying coordination rather than drawings, and that is a different purchase.
The options
The showroom's in-house designer
You get a layout, elevations and a quotation, usually at no separate charge, from someone who designs in that supplier's range every working day. The limits are the range itself and the survey: showroom design is normally drawn from your measurements or a quick site visit, not from a full survey of where the services actually run. It is fast and competent within its boundary.
An independent kitchen designer
Paid for the design, not the units, so the specification can be assembled from whichever carcase, front, worktop and appliance suits the room. You get a document a fitter or a joiner can price, and you can take it to more than one supplier. This is the route that produces comparable quotes, because everyone is pricing the same thing.
A joiner working to measure
Cyprus has a deep bench of cabinet workshops, and a made-to-measure kitchen from one of them handles awkward geometry — out-of-square blockwork, a boxed soil stack, a window sill sitting where a wall unit wants to be — better than any modular range. What you usually do not get is the drawing package: lighting layout, socket positions, appliance clearances. Those still have to come from somewhere.
An interior designer taking the whole room
The kitchen is designed as part of the living space, with the flooring, lighting, veranda doors and the rest of the ground floor resolved together. Sensible when the kitchen is one item in a larger project. Expensive as a way of buying only a kitchen.
Side-by-side comparison
The published range for kitchen design as a standalone service runs from about EUR 800 to EUR 3,200 per project, with the middle of the market near EUR 1,600. That covers design and specification and excludes the units themselves. District rows are not uniform: Limassol sits above the island line and Famagusta district below it, which is worth knowing before you assume a quote is out of step.

Which suits which property
Cypriot building stock sorts these options more sharply than budget.
A 1970s to 1990s apartment block. In Strovolos and the comparable Nicosia suburbs, this stock dominates, and renovation work there is mostly rewiring and replumbing rather than cosmetics. Services are chased into solid blockwork, consumer units are undersized for induction hobs and ovens on the same circuit, and the soil stack is wherever the original builder put it. Buy design that includes a services survey. A layout drawn without one is a layout that gets revised on site.
A hillside plot in Peyia or the villages above Paphos. Access decides the kitchen before the kitchen does. Steep approach roads limit the size of delivery vehicle and crane that can reach many plots, which means a rigid, pre-assembled carcase may not physically arrive, and a full-height larder unit may not turn the stairs. A local joiner who assembles on site solves this; a container of flat pack from a mainland supplier does not.
A Limassol tower apartment. The building manager, not the designer, sets delivery hours, lift bookings and noisy-work windows. Get those in writing before anyone quotes a programme.
A holiday let in Ayia Napa or Protaras. The refurbishment window is November to March, because the property earns for the rest of the year. That compresses the whole sequence and it means a bespoke workshop lead time has to be booked in autumn, not in January. Seasonal work rewards the route with the shortest supply chain.
A property near Polis Chrysochous. Distance from the main contractor base in Paphos adds travel time to most quoted day rates. It is not a mark-up, it is hours, and it favours fewer trades making fewer visits — which favours a design resolved fully on paper first.
Anywhere near the Oroklini salt lake, or on the Kato Paphos seafront. Humidity and salt-laden air are the specification driver, not the aesthetic. Moisture-resistant carcase board, and hinges and runners that are properly corrosion-rated, are the two line items to check are in the quote rather than assumed.
Cost over ten years
The design fee is the small number. What it governs is the large one.
A full kitchen replacement — units, worktop, appliances and fitting — runs from about EUR 5,000 to EUR 18,000 per room, with the median near EUR 9,200. Fitting alone, where you supply the units, is a separate line at roughly EUR 1,200 to EUR 3,800 per project. Set the EUR 800 to EUR 3,200 design fee against that and the arithmetic is not really about the fee at all; it is about whether the design prevents one significant change of mind after manufacture.
Over ten years, three things decide what the kitchen costs you:
Works well when
What tends to survive a decade: carcases in moisture-resistant board, worktops chosen for the water you actually have rather than the water in the brochure, drawer runners and hinges rated for the environment, and a layout that did not need the plumbing moved.
Less suitable when
What tends not to: fronts specified without asking how they behave through an inland temperature swing, extraction routed the easy way rather than the short way, sockets positioned before the appliances were chosen, and any element that can only be replaced by the original supplier.
Two Cyprus-specific points belong in that calculation. There is no domestic mains gas network here, so the hob is electric or fed from bottled LPG, and the bottle needs a ventilated place to live that the layout has to allow for. And water is hard across most of the island, which is why worktop and tap choices that look identical in a showroom do not age identically in a Cypriot kitchen.
The last cost is structure. If your layout removes a wall or changes the building envelope, drawings must be certified by a professional registered with ETEK, and the change may need consent from the Department of Town Planning and Housing. Establishing that at concept stage costs a conversation. Discovering it at fitting stage costs a season.

Common questions
Is a paid kitchen designer worth it if the showroom does it free?
If the units are going back where the old ones were and the services do not move, often not. The showroom's designer knows that range better than anyone. The paid route earns its fee when the room is being reorganised, when you want to compare suppliers on identical terms, or when the building is old enough that nobody yet knows what is behind the plaster.
Can I take an independent designer's drawings to any supplier?
That is the point of them. Ask before you engage whether the drawing package is yours to issue, and whether the designer holds any commission arrangement with the suppliers they recommend. Both are reasonable arrangements. Both should be stated rather than discovered.
How long does a kitchen take in Cyprus?
The design stage is weeks. The variable is manufacture and the trades either side of it, plus whatever the building imposes — lift bookings in a Limassol tower, delivery access in Peyia, a November to March window on a seasonal let. Ask for a programme with the long-lead items named, not a single end date.
Do I need a permit to change my kitchen?
Not for replacing units in the same positions. You do once structure or the building envelope is involved, and change of use or an alteration to the external wall is a planning matter. The safe rule is that anything touching the structure needs certified drawings, and the certification has to come from an ETEK-registered professional.
What should I check is in the quote before I sign?
Who surveyed the room and who carries a dimensional error; whether appliances are included or provisional; the carcase specification, not just the front; and what happens to the price if you change the layout after manufacture starts.
