Kitchen designers in Larnaca and what the work costs here

Design and specification for a Larnaca kitchen runs roughly €800 to €3,200 as a standalone fee, before a single carcass is bought. That is the national band for design work with the units excluded, and Larnaca sits inside it rather than above it. What matters more locally is who you are buying that design from: the district has four published studios listing kitchen design as their specialism against twenty-four joinery and furniture makers. The market here is fabrication-led, and that changes how you should read every quote you receive.

Local market summary

In Nicosia or Limassol you can reasonably expect to hire a designer who never touches a saw. In Larnaca that is the minority route: most of the district's capacity sits with workshops that design as part of selling you the joinery, plus fitting-only firms. Three shapes of company, and each prices differently:

1. The design-led studio

   Charges a separate fee for the design and specification, then tenders the fabrication out or lets you do it. You get drawings you can take to more than one workshop, which is the whole point. Four companies in the district publish kitchen design as their listed specialism.

2. The joinery workshop

   Designs for free, recovers it in the linear-metre rate for the units. Twenty-four joinery and furniture makers are listed across the district. The design is usually competent and always tied to what that workshop can build.

3. The fitter

   Installs units you have bought elsewhere, often flat-pack or imported. No design work included. Useful when the layout is not changing and you already know what you want.

The listings cluster in the older inner parts of the town — Skala, Larnaca centre, Chrysopolitissa and Tsakilero — with a further group out at Aradippou. That split maps onto the two jobs that dominate here. In the centre it is a kitchen swap in an existing flat, where the walls and services are fixed and the design problem is fitting around them. Out at Aradippou it is newer detached housing, where extensions and additions outweigh structural renovation and the kitchen is designed before the plaster goes on. Not the same commission, and not to be priced as though they were.

What it costs here

The unit above is per project, not per metre, and it covers design and specification with the units excluded. What moves you up the band is predictable: appliance integration, an island carrying water or extraction, a templated stone worktop measured only after the carcasses are in, and anything built to a non-standard height.

The design fee is one of three lines, and quotes here frequently blur them:

• The units themselves. Custom joinery is priced per linear metre, and a sprayed finish sits somewhere between €320 and €1,100 per metre depending on carcass material, door construction and hardware. A four-metre run at the middle of that band is a shade over €2,800 in units alone. Six metres is closer to €4,300.
• The fitting. Fitting only, with the units supplied by you, runs €1,200 to €3,800 per project. If the workshop is both making and fitting, this is usually inside their price — but confirm it, because "supply and fit" sometimes stops at the units and leaves the worktop, splashback and appliance connection to you.

When a workshop offers the design free, it has not disappeared. It has moved into the linear-metre rate. That is a legitimate way to trade, but it means you cannot compare a free-design quote against a paid-design quote on the headline number. Compare the total for the same kitchen, or compare the per-metre rate directly.

Local conditions that change the job

Humidity along the coastal strip. Around Oroklini, proximity to the salt lake raises humidity, and damp-proofing specifications reflect it. For a kitchen the practical consequence is carcass material and hardware: moisture-resistant board rather than standard chipboard where the run sits against an external wall, and hinges and runners chosen for the environment rather than by price. Ask what board grade is quoted. It is a line item that is easy to downgrade quietly and expensive to discover later.

Older stock in the inner town. In Skala and Chrysopolitissa the walls are rarely square and the services are where somebody put them decades ago. Two things follow. First, survey before the design rather than after, because a 20 mm variation across a 4-metre run is the difference between a clean fit and a scribed filler. Second, budget for the possibility that moving the sink means moving a waste run.

Access. If the flat is on the third floor without a lift, a 3-metre worktop has to go up the stairs. Some workshops price that in and some raise it on delivery day. Walk the route, measure the tightest turn, and get the answer in writing.

New-build and extension work at Aradippou. Where the kitchen is going into something being built, the design has to land earlier than most people expect — before first fix, so that socket, waste and extraction positions are set. Slipping that sign-off is the single most common reason a kitchen in a new house ends up compromised. If the builder is asking for positions and the design is not finished, you are already late.

Do I need a designer if the joiner will draw it anyway?

Not always. If the layout is not changing and you are replacing like for like, a good workshop's drawing is enough. Pay for independent design when the layout is moving, when services have to be relocated, or when you want to tender the same specification to more than one workshop and compare prices on identical terms.

Does changing a kitchen in Larnaca need a permit?

What determines it is whether you are altering the structure or the building envelope, not the kitchen itself. Replacing units in the same positions is maintenance. Removing a wall, forming a new opening, or changing external openings moves you into territory where the Department of Town Planning and Housing and your local authority are involved. Establish which side of that line you are on before the design is finished, not after.

At minimum: a measured survey, a layout, elevations, an appliance and service schedule, and a specification detailed enough that two workshops would price the same kitchen from it. Without service positions it is a drawing rather than a specification, and the gap surfaces later as a variation.
