Stavros covers the rooms that carry the most cost per square metre and the finishes that go into them. He tracks the order trades have to arrive in, which moves a Cypriot renovation bill further than any hourly rate does.

No business in the Paphos district publishes kitchen design as its listed specialism. Twenty-five joinery and furniture makers do, and they are who designs and builds kitchens here. That is the single most useful fact about this market: you are almost always buying design bundled into fabrication, not as a service you can commission on its own. The national band for standalone design and specification is €800 to €3,200 per project with units excluded, and in Paphos that money is usually sitting inside a per-metre joinery rate instead of on its own line.
Local market summary
The district's capacity is concentrated in workshops. They cluster around the Paphos industrial area and the inner districts of Diplarkatzia and Petridia, with further listings out at Chloraka, Kissonerga, Tremithousa, Anavargos and Kato Paphos. Alongside them sit fitting-only firms who install units supplied by the client, and lighting specialists — worth knowing about, because kitchen lighting is the thing most often under-specified and most often regretted.
Two consequences follow from a fabrication-led market.
The first is that "free design" is the norm rather than a concession. That is an honest way to trade, but the design is tied to what that workshop can build, and you cannot take the drawing and price it elsewhere on equal terms. For a specification two workshops can quote against, expect to commission it from outside the district or to pay a workshop separately for drawings.
The second is that a large share of owners here are not on the island all year, so specification and sign-off often happen remotely — samples couriered, video walk-throughs, decisions made against photographs. Workshops here are used to it. What no workshop can fix is a layout signed off from abroad that turns out on arrival to put the fridge door into the island. Ask for a plan with dimensions and appliance swings marked, not a render.
What it costs here
Read that band as what the design work is worth, whether or not it appears separately on your quote. The three lines that actually build a Paphos total are:
Design and specification — €800 to €3,200 per project
Charged separately by design-led practices, absorbed into the units by workshops. The spread is driven by appliance integration, whether an island carries water or extraction, and whether anything is built to a non-standard height.
The units — €320 to €1,100 per linear metre
Custom joinery with a sprayed finish. Carcass board grade, door construction and hardware move you across that range. Six linear metres at the middle of the band is around €4,300 in units alone; the same six metres at the top is closer to €6,600.
Fitting — €1,200 to €3,800 per project
That figure is for fitting only, with units supplied by the client. Where the workshop makes and fits, it is normally inside their price — but check whether "supply and fit" extends to the worktop, splashback and appliance connection, or stops at the carcasses.
One local addition to the arithmetic: if the property is out at Polis Chrysochous, distance from the main contractor base in Paphos adds travel time to most quoted day rates. That is not a surcharge anyone hides — it is simply real, and it shows up as fewer site visits, batched attendances and slower snag resolution as much as it shows up in money. Agree the number of included visits in writing.
Local conditions that change the job
Salt air on the coastal strip. In Kato Paphos, direct coastal exposure means salt-laden air, and galvanised and marine-grade fixings are standard as a result. For a kitchen that is a hardware question before it is a cosmetic one: hinges, runners, handles and exposed brackets fail first, and the difference between standard and corrosion-rated hardware across a whole kitchen is small next to the cost of replacing it. If the quote says only "soft-close hinges", it has not answered the question.
Steep access in the hill villages. Around Peyia, steep access roads limit crane and delivery vehicle size on many hillside plots. This is a genuine design constraint, not a logistics footnote. A single-piece 3-metre island top may simply not reach the house, which pushes you towards a jointed worktop or a different material. Establish the largest item that can physically be delivered before the design is signed off, and get the workshop to confirm they have seen the approach road rather than the postcode.
Remote owners and phased work. Where the property is occupied only part of the year, work gets scheduled around arrivals. That compresses programmes and it removes the client from site at exactly the point where decisions are usually made. The counter is to front-load: finalise appliance models, worktop material and handle choice before fabrication starts, because every one of those changed later is a variation.
Older village properties inland. At Tala, Tsada and the villages behind them the wall runs are uneven and the services were added rather than designed in. A measured survey before the design saves the scribed fillers and the re-cut worktop.
Lighting and extraction. Both are commonly left to the fitter here and both are cheapest to get right at first fix. Task lighting under wall units, a duct route to an external wall, and a socket count that reflects how many appliances now live on a worktop — decide these while the walls are open.

That list shows joinery and furniture makers rather than design studios, because that is what the district has. Better to show the companies who do the work than to pad the page with businesses from another district and call it local coverage.
A listing is a published business record, not a recommendation. We do not publish ratings, stars or customer reviews for kitchen designers in Paphos — there are none on this site. Verify instead. Check the entity behind the trading name against the Registrar of Companies register, so you know who is contracting with you. If the work touches structure or the building envelope, the drawings need certifying by a professional registered with ETEK; a workshop can produce the design, but somebody registered has to sign it, and that needs settling before work starts rather than at approval stage.
Our kitchen design service pages, the furniture and joinery pages and the Paphos area pages group the same businesses by district and by what they deliver, which shortlists better than how a company describes itself.
Common questions
Are there really no kitchen design studios in Paphos?
None that publish kitchen design as their listed specialism in our Paphos records. Design capacity exists — it sits inside the twenty-five joinery and furniture makers and with practices based in Limassol and Nicosia who work across the island. If you want design independent of fabrication, expect to bring it in.
Should I use a Limassol or Nicosia studio for a Paphos kitchen?
A reasonable route when you want drawings you can tender. Settle how many site visits are included, who attends the worktop template, and who is responsible if the fabricated units do not match the drawing. Distance is manageable; ambiguity about responsibility is not.
What does "free design" actually cost?
It is recovered in the per-metre rate for the units. That is not a criticism — it is how the market works here — but it means comparing a free-design quote with a paid-design quote on headline price alone tells you nothing. Compare the total for the same kitchen, or compare linear-metre rates for the same specification.
Do you show reviews or ratings for Paphos kitchen designers?
No. We publish business details, district coverage and specialism. We do not score design quality and we host no customer reviews. Ask companies directly for references and for addresses of completed work you can look at.
Does replacing a kitchen need a permit?
What determines it is whether the structure or the building envelope changes. Swapping units in the same positions is maintenance. Removing a wall, forming an opening or altering external openings brings in the Department of Town Planning and Housing and your local authority. Settle which side of the line you are on before the design is finished.
How much does access at Peyia or Tala change the price?
Less through the labour rate than through what can be specified. If a lorry cannot reach the plot, materials arrive in smaller loads, heavy items need manual handling, and a one-piece stone top may be off the table. Confirm the delivery constraint in writing at design stage — redesigning around it afterwards costs far more than designing within it.
