Design and specification for a kitchen in the Famagusta district is recorded at €736 to €2,944 per project, with a median of €1,472 — the lowest of the five district bands, roughly 8 per cent under the national record. That fee buys drawings, a specification and someone accountable for the layout. It does not buy units, worktop, appliances or fitting, and those are where the money actually goes.

Local market summary

Everything below refers to the part of the district administered from Paralimni: Paralimni itself, Ayia Napa, Protaras, Kapparis, Deryneia, Sotira and Liopetri. That is where the businesses on this site operate and where a contract can be placed.

The market here is shaped differently from Nicosia or Limassol. Kitchen design is rarely sold as a standalone profession: across the whole district the directory records eight furniture and joinery businesses and a single practice listing interior design, clustered in Paralimni, Protaras and Kapparis. So you are usually choosing between paying a designer a fee for drawings you own, or accepting a "free design" from a supplier who recovers that time inside the unit price.

Neither is wrong. The difference is what happens when you want to compare. A paid specification can be sent to three suppliers for pricing; a supplier's free layout generally cannot, because it is drawn around their own carcass sizes and door range. If you intend to get competing prices, buy the drawings.

The second thing shaping this district is that much of the building stock is not somebody's permanent home. Ayia Napa is predominantly seasonal tourist accommodation, so refurbishment concentrates between November and March. Protaras carries a high share of holiday lets with short refurbishment windows between bookings. Paralimni, Deryneia and the inland villages hold the year-round households. Which group your property sits in changes the specification, the timetable and often the contractor.

What it costs here

The design fee is the small number. Three other lines matter more:

  • A full kitchen replacement is recorded at €4,600 to €16,560 per room in this district, median €8,464, covering units, worktop, appliances and fitting.
  • Fitting only, with the units bought by you, runs €1,104 to €3,496 per project.
  • Custom joinery — a maker building the carcasses and doors rather than supplying a catalogue range — is recorded at €294 to €1,012 per linear metre with a sprayed finish.

What moves you inside those ranges is predictable. Linear metres of run is the first driver, because everything underneath is priced by the metre. Whether the sink, hob and drainage stay put is the second: leave the services alone and you are buying joinery, move them and you are buying a small building project with an electrician and a plumber attached. Worktop material is the third, and the one people underestimate — the jump from a laminate top to a stone one can exceed the entire design fee.

The fourth driver is specific to this district. A kitchen going into a holiday let is specified for turnover and cleaning rather than for an owner's taste, and it is usually cheaper. A kitchen going into a permanent home in Deryneia is not. Say which one you are doing at the first meeting.

Local conditions that change the job

The season runs backwards from the rest of the island. In the resort strip the work window is November to March, between the end of one season and the start of the next. That is when fitters here are busiest and when lead times stretch. If your property is a holiday let, the practical consequence is that you have to commit to units in late summer for a January fit, because the ordering has to happen before the trades are booked, not after. Ask for the supplier's stated production slot in writing and treat it as the date the whole programme hangs off.

Short windows between bookings punish anything unsequenced. With lettings either side of the work, a two-week slot is normal, and a two-week slot has no room for a re-order. Insist that every unit, handle, worktop and appliance is confirmed in stock or on a named delivery date before the old kitchen comes out. The failure mode here is not a bad fitter; it is a missing end panel and a guest arriving on Friday.

Coastal exposure is the norm, not the exception. Paralimni, Ayia Napa, Protaras and Kapparis are all coastal. Ask what the hinges, drawer runners and handles are made of and what finish is on them, because near the sea that is where the difference shows up first. Ask the same about the extract ducting and its external grille.

Inland is a different job again. Deryneia, Sotira and Liopetri are not coastal, and much of the stock there is older village housing with thick masonry walls, alongside detached newer family houses. Thick walls mean chasing for new services takes longer than in a modern block. Detached houses mean no lift, no stairwell and no management committee.

Ask where travel sits in the price. Several suppliers serving this district are not based in it. Ask whether travel and delivery sit inside the quoted figure, and what a return visit costs to adjust doors after the first month — which every fitted kitchen needs.

    Ask for the registered company name and number and check it against the Registrar of Companies. A trading name on a van is not a legal entity, and if something goes wrong you need to know who you contracted with.

  2. Ask for VAT registration

    A VAT number on the quote and on the final invoice. If a price is offered with and without VAT, know which one you are accepting.

  3. Check ETEK registration if the work touches the building

    Kitchen design itself is not a regulated profession. Moving a structural opening or altering a wall is, and that work must be signed by someone registered with ETEK. Ask early who that person will be.

  4. Get the scope in writing before the deposit

    Line by line, with exclusions stated explicitly. The exclusions list is more informative than the inclusions list.

Common questions

Do I need a permit to replace a kitchen here?

Replacing units, worktop and appliances in the same positions is normally maintenance and does not involve the planning system. Once you alter the structure, form a new opening, change the external appearance or extend, you are in permit territory and need a registered professional. The Department of Town Planning and Housing is the authority; ask your designer to confirm which side of that line your project sits on before the work is priced.

When should I book if my property is a holiday let?

Work backwards from the reopening date. Fitting happens between November and March in the resort towns, units need a confirmed production slot before that, and the specification has to be signed before units can be ordered. That chain is longer than people expect, and the part that slips is almost always sign-off.

Is a designer worth paying for when the supplier draws for free?

It depends on whether you want to compare prices. A free supplier layout is drawn around that supplier's range and cannot be sent elsewhere for a like-for-like quote; a paid specification can. Set on one supplier, their drawing may be enough. Wanting three prices for the same kitchen, you need drawings you own.

How long does a kitchen project take in this district?

The fitting is the short part. The programme is set by unit lead time, by whether services are moving, and by whether the property is available. Ask the supplier for the production slot, the fitter for on-site duration and the designer for sign-off time, then add the three rather than assuming they overlap.

What should the quote itemise?

Carcass specification, doors and finish, worktop material and edge detail, appliances by model, sink and tap, handles, delivery, fitting labour, electrical work, plumbing work, making good and rubbish removal. Anything missing is not free — it is unpriced, and it arrives later as a variation.
