Kitchen design in Strovolos: what it costs in an older block

What kitchen design costs in Strovolos, why the 1970s to 1990s blocks decide the budget, and what a quote should itemise before you accept it.

Design and specification for a kitchen in Strovolos is recorded at €800 to €3,200 per project, median €1,600 β€” the Nicosia district band, which carries no uplift on the national record. But the fee is not what decides a Strovolos budget. Most of the housing here is 1970s to 1990s apartment blocks, and in that stock the kitchen sits on wiring and drainage old enough that replacing them is the job, not an extra.

Local market summary

Strovolos sits immediately south-west of the capital's centre and is largely residential. Its defining feature for anyone planning a kitchen is the building stock: a large body of flats built between the 1970s and the 1990s, where rewiring and replumbing dominate renovation work rather than sitting at the edge of it. Newer detached housing exists on the outer edges, and that is a genuinely different job β€” but the search that brings most people here is about a flat.

The supply side is deeper than in the coastal districts. Strovolos alone records thirteen furniture and joinery businesses and three practices listing interior design, with a broader pool across the Nicosia district behind them. That means you can realistically get three comparable prices, which in turn means it is worth having drawings that belong to you rather than a layout drawn around one supplier's carcass sizes.

Two things follow from the stock. First, the design decision that matters most is whether to keep the existing service positions. Second, whoever draws your kitchen needs to have opened up a flat of this age before, because the constraints are not visible on a plan.

What it costs here

The design fee is the smallest line in the project. The ones that decide the total:

  • A full kitchen replacement is recorded at €5,000 to €18,000 per room, median €9,200, covering units, worktop, appliances and fitting.
  • Fitting only, with units bought by you, runs €1,200 to €3,800 per project.
  • Custom joinery β€” a maker building carcasses and doors rather than supplying a catalogue range β€” runs €320 to €1,100 per linear metre, median €560, sprayed.
  • The trades underneath: a certified electrician is recorded at €32 to €65 per hour, labour only, and plumbing at €30 to €60 per hour plus materials.

Those last two lines are the Strovolos-specific ones. In a new house they are a half-day each. In a 1970s block they can be several days, because the work is not connecting a new appliance β€” it is replacing what is behind the wall so the new appliance is safe to connect.

The honest way to budget is to price the kitchen and the services separately, get the electrician and plumber to look at the flat before the design is finalised, and hold a contingency against what they find. A designer who tells you the services are fine without anyone having tested them is guessing.

Local conditions that change the job

Test the electrical supply before you specify appliances. An induction hob, a built-in oven and a dishwasher on circuits designed for a 1970s kitchen is the most common specification failure in this stock. Ask for the existing circuit to be tested and for the electrician to state in writing what the board and the supply will carry. If the answer is that a new circuit or an upgraded supply is needed, that is an Electricity Authority of Cyprus matter and it has its own timetable β€” find out at design stage, not at fitting stage.

Drainage is a fall problem, not a plumbing problem. In a flat the waste stack is where it is. Moving the sink means achieving fall between the new trap and the existing stack, and how much fall is available is a measurement, not an opinion. Have it measured before the layout is signed off. If the answer is that the sink cannot move, that is worth knowing while the drawing is still cheap to change.

Measure the stairwell before you choose a worktop. A single-piece stone top has to physically reach the flat. In older blocks the lift car and the stair turn decide whether that is possible; the alternative is a jointed top, which is fine but should be a decision rather than a discovery on delivery day.

Decide early what happens to the service balcony. Many flats of this period put the washing machine and the boiler on a balcony off the kitchen. Whether those stay there, come inside, or the balcony gets enclosed changes the layout, the plumbing and possibly the permit position. Settle it in the first meeting.

Design for the inland temperature swing. Nicosia's inland position gives the widest temperature range on the island, which drives insulation and shading specifications generally, and shows up in a kitchen as summer heat load and material movement. Ask how the door construction handles that swing, and where the extraction actually discharges β€” not just what the hood looks like.

Check the block's rules before booking a skip. Work in a shared building usually means notifying the management committee, and there are often limits on working hours, lift use and where a skip can stand. None of this is expensive; all of it delays a start date if you find out on the Monday.

How much of the budget disappears into things I cannot see?

That depends entirely on what the tests find. Ask for the electrician's and plumber's assessment as a written figure before you sign the design, and treat any quote that has no line for making good, chasing or rubbish removal as incomplete rather than cheap.

How long does a kitchen in an older block take?

The fitting is the short part. Unit lead time, service replacement and access restrictions set the programme. Ask the supplier for the production slot, the fitter for on-site duration and the trades for their days, then add them rather than assuming they overlap.
