Kitchen designer in Aglantzia — what local companies charge

A kitchen in Aglantzia is bought one of two ways, and the quoted price means something different in each. Either you pay an independent designer a fee for a layout, a specification and drawings a fitter can work to, and buy the units separately — or a kitchen company designs it for nothing and recovers the work inside the price of the cabinetry. Both are legitimate, but the second number is not comparable to the first, and that is where most of the confusion about what a kitchen designer costs here starts.

Start from the components rather than the total, because a single figure hides which of them you are paying for.

A complete kitchen quote contains at least six things: the design fee and drawings; carcasses and fronts; the worktop; appliances; installation labour; and builder's work — moving plumbing and electrics, plastering, tiling, making good. The last moves most and is most often left as an allowance rather than priced. Ask for it as work described, not a number settled later.

The design fee comes in three arrangements. An hourly rate suits bounded advice: a second opinion on a layout, or a services plan you hand to your own fitter. A fixed fee against a defined scope is clearest when you know what you want, because the designer carries the overrun risk and prices for it. And the "free design" offered by supply-and-fit companies is real work paid for out of the cabinetry margin — nothing wrong with that, but ask what it would have cost separately, and whether the drawings are yours to take elsewhere. That answer is often no, and it is better known at the start.

Local conditions that change the job

The inland position is the first thing a designer who knows Nicosia will raise unprompted. Aglantzia sits in the part of the island with the widest annual temperature range, and that swing reaches the kitchen. Solid timber and veneered fronts move with it, so the tolerance a fitter leaves on a run of tall units matters more here than on the coast. A west-facing window takes a hard afternoon load in summer, which is a shading question before it is a worktop-colour question. In winter, an unheated kitchen with a cooking load produces condensation, and extraction that vents outside rather than recirculating is worth arguing for.

The second is the block stock. Aglantzia's apartment buildings are of the same generation as those in Strovolos, where rewiring and replumbing dominate renovation work, and that is exactly what a kitchen replacement runs into. The soil stack position is effectively fixed, so moving a sink any distance means chasing a wall, building up the floor for fall, or accepting a boxed-in run — decided before the units are ordered, not when they arrive. Risers, external walls and balcony soffits are common property too: a new extract penetration through the facade is the management committee's decision, not yours.

Access is the third. Ask how the worktop is coming in — a single stone slab and a tight stairwell turn are not compatible, and where there is a lift its internal dimensions decide the largest panel that goes up in one piece. Then ask about timing. Fitting a kitchen in an occupied Aglantzia flat in August, doors propped open and the cooling off, is unpleasant in a way no quote shows.

That it is registered for VAT — compulsory above €15,600 of taxable turnover in any twelve-month period, and the gateway to the reduced renovation rate. That its public liability cover is in force on your dates: read the two dates on the certificate before the sum insured. And who does the plumbing and the electrical work.

Is there a licence for kitchen designers in Cyprus?

No. Kitchen design is not a regulated profession, and no register exists that would tell you whether someone is good at it. ETEK is the statutory chamber for engineers and architects, and it becomes relevant only where a kitchen involves structural work or a change to the building envelope — those drawings must be certified by a registered professional. Settle who is certifying before you start.

How long does a kitchen take from order to fitted?

What decides it is whether the carcasses are made locally or imported, the lead time on the worktop material, and whether services are moving. Stone and engineered worktops are templated after the units are in place, which puts a gap in the middle of the job by design. A quote with a start date and no duration in working days is missing half the commitment.

Do I need a permit to replace a kitchen?

Replacing a kitchen inside an existing dwelling, in the same position, normally does not engage planning. Moving or forming an opening, altering structure or changing the facade does. In a block, the management committee's consent is separate from any permit and required regardless.

Can I use one company for the design and another for the units?

Yes, and it is often the cleaner arrangement. The condition is that you own the drawings, agreed in writing at the outset rather than discovered at the point you want to take them elsewhere. Where the design was supplied free against a cabinetry order, assume you do not own them unless told otherwise.

Should I buy the appliances myself?

It usually costs more than it saves. Appliances bought separately carry the standard VAT rate, they raise the materials share of the contract in a way that can affect the reduced rate on the rest, and if an integrated unit does not fit its aperture the argument has two parties and no owner. Ask for the appliance schedule with model numbers in the quote instead.

How many companies should I ask?

More than one, on the same written scope, and at least one a designer who is not also selling you the units. That independent opinion tells you whether the layout offered is the best use of the room or the best use of the range the company happens to stock.
