Kitchen designer in Aradippou — what local companies charge

In Aradippou a kitchen is more often designed into a house that is still being built or extended than swapped into a finished one. That single fact changes almost everything about the quote you get: when you need the designer, which trade owns which cost, and — because the reduced VAT rate for renovation turns on the dwelling already being in use — what rate of tax sits at the bottom of the page.

Aradippou is close enough to Larnaca that this is not a travel-cost problem in the way it would be for a village in the Paphos hinterland. It does mean the people quoting you learned the job on coastal properties, and a specification written for a flat two streets from the sea is not automatically the right one for an inland plot.

The housing is the real difference. Aradippou carries a large volume of newer detached housing, and the work that follows is extensions, outbuildings and pool projects rather than the structural renovation that dominates older districts. Kitchens here are frequently first fit — going into a new shell, or into a ground-floor extension that has just been closed in. You are usually not working around a fixed soil stack, which is freedom, but you are working to a programme somebody else controls.

What it costs here

Take the components apart before you compare totals.

Six items make up a full kitchen: the design fee and drawings; carcasses and fronts; the worktop; appliances; installation; and builder's work — first-fix plumbing and electrics, plastering, tiling, making good. On a first fit that last item largely disappears into the main contract, which is why an Aradippou kitchen quote can look cheaper than a like-for-like replacement in town while the total spend is higher. Check what has been moved, not just what has been priced.

The design fee is charged three ways. Hourly, for bounded advice: a services and lighting plan for your builder, or a second opinion on a layout. Fixed against a defined scope, which is the clearest when the scope is genuinely definable — and on a new build it usually is. Or absorbed into the cabinetry price by a supply-and-fit company, which is not free, just unpriced. Where the design is absorbed, ask whether the drawings are yours if you buy the units elsewhere. On an extension the answer matters more than usual, because those drawings are what your builder needs for the first fix.

Local conditions that change the job

The programme, not the property, is the constraint. On an extension, the kitchen layout has to be settled before first fix, because drainage falls, socket positions, the extract route and the gas or induction supply are all cast into the build at that point. A designer brought in after the plaster is on is being asked to work around decisions already made. The single most useful thing you can do in Aradippou is engage the designer earlier than feels necessary.

Inland, but quoted by coastal firms. Nearer the coast around Oroklini, the salt lake raises humidity enough to change damp-proofing specifications, and crews working there carry those habits with them. Some of it is worth paying for inland and some is not. Ask why a particular carcass board, edging or fixing has been specified, and whether the reason applies to your plot.

Detached houses come with a second kitchen. In much of Aradippou's newer stock the outdoor or summer kitchen does the heavy work from late spring onwards, and the indoor kitchen is used differently as a result. That should change the brief: extraction, hob size, and how much of the cooking genuinely happens inside. It also raises questions a designer should answer rather than assume — whether the outdoor run is being specified for permanent exposure, and how services reach it.

Access is easy, so nothing is an excuse. Detached plots with driveway access and no stairwell turn mean a stone worktop can arrive in one piece and units can be delivered whole. If a company is proposing jointed worktops or knock-down carcasses, that is a cost or preference decision, not an access one, and it is fair to ask which.

The three labels are not interchangeable. A kitchen designer produces the layout, specification and drawings. A kitchen fitting company installs and often supplies. Four things are checkable before you commit. That the company is a registered legal entity. That it is registered for VAT — compulsory above €15,600 of taxable turnover in any twelve-month period. That public liability cover is in force on your dates, which means reading the two dates on the certificate before the sum insured. And, on a first fit, who is coordinating with the main contractor, because "the builder will sort it" is how a waste pipe ends up behind a cabinet.

Is there a licence for kitchen designers in Cyprus?

No. Kitchen design is not a regulated profession and no register grades it. ETEK is the statutory chamber for engineers and architects, and becomes relevant when the work touches structure or the building envelope — an extension does, so those drawings must be certified by a registered professional. Establish who is certifying before anything is ordered.

Do I need a permit?

Replacing a kitchen inside an existing dwelling normally does not engage planning. An extension, a new opening or a change to the external envelope does, and that is the more common situation in Aradippou. Planning and building authority requirements are administered through the Department of Town Planning and Housing and your municipality, and they run on their own timescale — start that conversation before the kitchen order, not after.

When should the designer be involved on a new build?

Before first fix, and ideally before the slab. Drainage falls, extract routes and electrical positions are the expensive things to change later; cabinet doors are not. Bringing the designer in at the finishes stage saves a fee and spends it twice over in builder's work.

Can I use one company for the design and another for the units?

Yes. The condition is that you own the drawings, agreed in writing at the start rather than discovered later. Where a design was supplied free against a cabinetry order, assume the drawings are not yours unless told otherwise.

Should I buy the appliances myself?

Usually not. Separately bought appliances carry the standard VAT rate, they push up the materials share of the contract, and if an integrated unit does not fit its aperture there are two parties to the argument and no owner. Ask for the appliance schedule with model numbers in the quote instead.

How many companies should I ask?

More than one, on an identical written scope, and at least one of them a designer with no cabinetry to sell. That is the opinion that tells you whether the layout suits the room or suits the range being stocked.
