Stavros covers the rooms that carry the most cost per square metre and the finishes that go into them. He tracks the order trades have to arrive in, which moves a Cypriot renovation bill further than any hourly rate does.

A kitchen designer in Engomi will quote you for one of two quite different things, and the gap between them explains most of the confusion about price. Some charge a design fee and hand you drawings and a written specification that any joiner or supplier can price. Others fold the design into the cabinetry they supply, so the drawing appears to cost nothing and the margin sits in the units. Both are normal here. Comparing one against the other, line by line, as though they were the same product, is where the money goes missing.
Local market summary
Engomi is a western Nicosia suburb, and almost no kitchen studio treats it as a standalone market. The practices that quote here quote across the whole capital — Strovolos, Aglantzia, Lakatamia, Engomi — and travel between those suburbs is short enough that it rarely appears as a separate line. Narrowing a shortlist to designers with an Engomi address filters on the wrong thing; the district is the useful unit.
Three kinds of company will answer your enquiry.
Independent designers who do not sell units
They produce the layout, the elevations, the joinery drawings and the specification, then you tender that package to fabricators. Their fee is visible because it is the only thing you are buying from them. This is the arrangement that lets you compare cabinet prices honestly.
Showroom studios attached to a supplier
Design comes bundled with the kitchen. The service can be very good and the detailing is usually well tested, because they build the same product week after week. The trade-off is that the design is tied to one manufacturer's carcase sizes, hinge system and door range.
Full interior practices that treat the kitchen as one room
Sensible when the kitchen is part of a wider refurbishment and someone needs to coordinate the tiler, the electrician and the plumber against a single drawing set. Their fee basis is usually the same one they use for the rest of the project rather than a kitchen-specific rate.
Our kitchen design pages and the wider Nicosia area listings order studios by the depth of work they can show, never by payment. We publish what a designer has delivered and how they say they charge. We do not score taste.
What it costs here
Those figures are read from our records when the page loads rather than typed into the text, so they do not quietly go stale. What matters more is knowing which way each variable pushes you inside the range.
The fee basis. Hourly suits a bounded piece of work: a layout review, a second opinion on a showroom drawing. A fixed fee against a written scope gives you cost certainty and hands the overrun risk to the designer, who prices for it. A percentage of the supply value is common in showroom studios and rises with your specification. Per linear metre of run is easy to compare but says nothing about how much thinking the awkward corner needed.
Replacement or relayout. Swapping units into the existing footprint is a different job from moving the sink, the hob and the waste run. The moment plumbing and extraction change position, the drawing has to be coordinated with trades and the design time roughly doubles.
What the drawing has to survive. A specification that a contractor can price without ringing you twice a day costs more to produce than a pretty visual. Ask whether you are getting elevations, sections through the tricky junctions, an appliance schedule and a services drawing showing socket and waste positions, or whether you are getting renders.
Revisions and supervision. Two items almost never in the headline number. Find out how many revision rounds are included, and whether site visits during installation sit inside the fee or are charged per visit.
Local conditions that change the job
Engomi is inland, and inland Nicosia has the widest temperature range on the island. That has practical consequences in a kitchen rather than atmospheric ones. Solid timber doors and drawer fronts move across that swing, so a designer working here will either specify engineered cores with a veneer face or allow tolerances that let a solid door shift without binding. West-facing kitchens take the late afternoon sun in July, which is an argument for shading, for genuine extraction rather than a recirculating hood, and for keeping the fridge out of the hottest corner of the room.
The other constraint is the building stock. Neighbouring Strovolos carries a large stock of apartment blocks from the 1970s to the 1990s, and in that stock rewiring and replumbing dominate renovation work. If your flat in Engomi dates from the same period, budget for the same discovery. Behind an original kitchen you will often find a supply that was never intended to run an induction hob and a built-in oven at the same time, waste pipework in a position nobody would choose today, and a consumer unit with nothing spare. None of that stops the job. All of it belongs in the survey rather than in a phone call from the electrician three days into installation.
Construction type decides the fixings. A concrete frame with hollow block infill takes tall units differently from a solid shear wall, and you cannot chase services through a structural element on a whim. A designer who takes fixing detail seriously will have looked at the wall before specifying full-height cabinetry.
If the work moves walls, alters the building envelope or relocates drainage, the drawings need certification by a professional registered with ETEK, and the Department of Town Planning and Housing route applies. An interior or kitchen designer without that registration can absolutely produce the design; someone else then certifies it. That is a routine arrangement, but settle it at the start. Discovering it at permit stage costs months.

Dash
Acropolis, Nicosia
Dash is a kitchen studio in Acropolis, in the Nicosia district.
Each listing shows the specialism the studio works in, the projects it has completed, the qualifications it holds and how it says it charges. The area pages for Nicosia and for Engomi itself carry the same information filtered by where a practice actually works, and the services index shows which studios also handle staging or visualisation if the kitchen is part of a sale.
When you shortlist, ask for a completed kitchen of comparable scope rather than a portfolio of concepts, ask who produces the joinery drawings and who is liable if a unit does not fit, and get the fee basis in writing before the survey. A designer who is comfortable answering all three is telling you something useful about how the rest of the job will go.
Common questions
Do you publish reviews or ratings for kitchen designers in Engomi?
No. There are no reviews, stars or testimonials anywhere on this site, and there will not be. What we publish is checkable: completed projects, stated specialisms, registrations and fee basis. To judge the work, look at a finished kitchen of similar size and budget, and ask the designer for the contact details of the client who commissioned it.
What makes one Engomi kitchen quote higher than another?
Usually four things: whether the design fee is separate or buried in the cabinetry price, whether the layout stays in the existing footprint, the carcase and door materials, and how much of the installation supervision sits with the designer. Two quotes can differ substantially and both be fair, because they are not describing the same amount of work.
Do I need an ETEK-registered professional as well as a designer?
Only if the work touches structure, the building envelope or drainage positions, in which case the drawings must be certified by someone on the ETEK register. A straight replacement inside the existing footprint generally does not trigger it. Ask the question before the design starts, not after.
Is the free showroom design actually free?
It is paid for in the units. That is not dishonest, and showroom studios often detail their own product better than an independent could. It does mean you cannot use that drawing to tender competitively, because it is dimensioned around one manufacturer's system. If price comparison matters to you, buy the design separately.
Should I choose a designer based in Engomi specifically?
Not necessarily. Nicosia is compact enough that a studio in a neighbouring suburb carries no meaningful travel penalty, and its trades cover the whole capital anyway. Pick on the work and the fee terms.
