Settle it at the first meeting, not after you have paid for a layout.

Lakatamia is a Nicosia suburb that grew outward from an old core in successive waves of estate housing, so the stock runs from village-era properties through detached and semi-detached houses of the last few decades, with apartment blocks mixed in. Design bundled into the cabinetry price. Frequently well detailed, because they build the same system week after week and know where it fails. The drawing is built around one manufacturer's carcase sizes and door range, so it cannot be used to price competitively elsewhere.
Builders and joiners who include a kitchen in the works
Common in a suburb of houses, where the kitchen is often part of a wider refurbishment or an extension. Coordination is the value on offer. What is frequently missing is a drawn specification, and without one you have no document to hold anybody to.

Whether the layout is structural. Replacing units along the existing walls is the cheapest version of this job. Moving the sink and waste is a step up. Removing a wall between kitchen and living room is a different project altogether: it needs a structural opinion, certified drawings and, usually, a permit, and the design has to be coordinated with the works rather than issued into a finished room.
The fee basis. Hourly suits bounded work such as a layout review or a second opinion on a showroom drawing. A fixed fee against a written scope gives you cost certainty and moves overrun risk to the designer. A percentage of supply value climbs with your specification. A rate per linear metre compares easily and says nothing about the awkward corner.
Two kitchens, not one. A second working kitchen — a back kitchen, a covered outdoor cooking area, or both — is a common arrangement in houses of this type, and it is where the heavy cooking, the frying and the summer entertaining actually happen. If you want that, say so at the briefing. It roughly doubles the services coordination, changes where extraction and waste have to go, and it is much cheaper to draw at the start than to add once the front kitchen has been ordered.
Revisions and supervision. Ask how many revision rounds are included and whether site visits during installation sit inside the fee or are billed per visit. These are the two items that most often turn a fixed fee into a variable one.
Local conditions that change the job
Lakatamia is inland, and inland Nicosia has the widest temperature range on the island. That has ordinary consequences in a kitchen. Solid timber doors and drawer fronts move across that swing, so a designer working here will either specify engineered cores with a veneer face or allow tolerances that let a solid door shift without binding. West-facing kitchens take the full late afternoon sun in July, which argues for shading, for extraction ducted outside rather than a recirculating hood, and for keeping the fridge and the wine store out of the hottest corner of the room. There is effectively no salt load here, so the corrosion-resistant hardware that is standard practice on the coast is not something you should be paying for inland.
The building stock decides the rest. Neighbouring suburbs such as Strovolos carry a large stock of apartment blocks from the 1970s to the 1990s, and in that stock rewiring and replumbing dominate renovation work. Lakatamia's houses are generally newer than that, but the same principle applies with the age shifted: behind an original kitchen you will often find waste pipework routed for a layout nobody would choose today and a consumer unit without a spare way for an induction hob and a built-in oven at once. Concrete frame with hollow block infill also means the distinction between a partition you can remove and a wall you cannot is not something to judge from tapping it.
Access is easier here than in a Nicosia apartment, and that is a genuine advantage. A ground-floor delivery with a driveway to stand a lorry on removes the lift and stairwell problem that decides worktop jointing in a flat. Confirm it anyway: internal doorway widths, the turn at the bottom of a staircase in a two-storey house, and whether the route to the kitchen passes anything already finished.
Where the work removes or alters a wall, changes the building envelope or moves drainage positions, the drawings must be certified by a professional registered with ETEK, under the route administered by the Department of Town Planning and Housing. A kitchen designer without that registration can produce the design and have it certified by someone who holds it, which is a routine arrangement. What is not routine is discovering the requirement after the units are ordered. Establish at the first meeting who is signing the drawings, who is applying, and what the programme looks like with that step included.

If you do a lot of frying or summer entertaining, it earns its space, and it changes what the main kitchen has to be. It also has to be drawn properly, because extraction, waste and power all follow it. The mistake is treating it as an afterthought once the front kitchen is ordered, when the services are already fixed.
Should I choose a designer based in Lakatamia specifically?
Not necessarily. The capital is compact, and a studio in a neighbouring suburb carries no meaningful travel penalty; its trades cover the whole of Nicosia anyway. Choose on the completed work and the fee terms, and ask how site visits are charged before you sign.
